Another weekend with no one coming to the house. And, as icing on the non-house-selling cake, at least three more houses have gone up for sale on our block. As if that's not enough, the prices in our neighborhood have dropped a little more, so we followed suit. We've now dropped our price by $10k from our original asking price.
In related news, we had a lady from our church call and let us know about a house for sale. It's the same basic model as the two we've already seen and liked, but it was $50k cheaper. The lady that's selling it is recently divorced and has been transferred to California (she's a military nurse). So, she's looking to offload it pretty quick. We went over and walked through it last night.
It has a lot going for it: nice big fenced backyard, bigger basement, new kitchen appliances. But, it needs some work, too: needs paint througout, one of the two decks needs to have most of its boards replaced, the front has some weird wooden shingles that have some damage so it needs new siding, and needs new flooring in most of the middle floor.
So, the question becomes 'is $50k off the sale price worth all the extra work?' I think all-in-all it may need $15k of work. But, with the market the way it is, we're pretty sure we can negotiate the price on one of the other ones down a good amount, hopefully as much as $20k (assuming we ever sell our house and are therefore actually able to look for a new one). If so, then the 'real' price difference is only $15k and wouldn't be so big of a deal.
Obviously, I'll let you know if anything changes.
One last thing: we've scheduled another open house for Saturday the 15th. Hopefully, more than two people will come.
