It'd probably be better if step 5 was 'getting an offer' instead of 'making an offer', but oh well. When we were out looking at houses, we found one that we really liked. So, we went home, discussed it, thought about it, planned where to put the furniture in it, and then we slept on it. The next morning, we decided we want to make an offer so I called our agent. We met and worked up the paperwork required to make the offer. The reason it'd be better if we were getting an offer first, rather than making an offer, is that because we haven't received an offer, we had to make an offer that is contingent on the sale of our house. That puts us in a somewhat weaker negotiating position and makes our offer more likely to be rejected. Also, since it's a contingent offer, the other people (if they accept it at all, of course) can leave the house on the market. Then, if they get another offer that they want to accept, we have 3 days to remove the contingency before they can accept the new offer. If we can't remove the contingency, our offer gets the boot.
The house is really nice. 4 bedrooms, 3 floors, mostly hardwood floors, good yard, etc. The weirdest part is the crazy solar-powered water heater. It heats the water when it's sunny and then feeds that into the normal electric hot water heater. That way, the electric one doesn't have to run as much and saves money on the electric bill. It's pretty weird.
Obviously, I'll post again when we hear back from the current owners.
